The Challenge

A luxury condominium building managed by FirstService Residential was experiencing repeated flooding during heavy rain and storm events. As shown in the previous condition, floodwater flowed directly into a lower-level entry and ramp area, carrying debris, sediment, and runoff into the building.

Beyond water intrusion, the flooding created multiple issues:

Debris accumulation that required extensive cleanup
Increased risk to building systems and lower-level infrastructure
Safety and access concerns for residents and staff
A negative visual and experiential impact inconsistent with a high-end residential property

For property management, the goal was clear: protect the building without compromising aesthetics, access, or day-to-day operations.

The Recommendations

Flood Risk America designed and installed a custom flood panel system at the vulnerable entry point. The solution was engineered to integrate seamlessly into the building's architecture while providing a reliable barrier against floodwater and debris.

When not in use, the system maintains the clean, modern appearance expected of a luxury condominium.

The Result

As seen in the after condition, the installed flood panels effectively prevented floodwater and debris from entering the building, keeping the lower level dry and protected during storm events. Cleanup time was significantly reduced, operational disruptions were minimized, and resident safety and comfort were preserved.
